Pueblo’s property market is facing a significant downturn, marking its ninth consecutive month of decline.
The latest data shared by Dave Anderson, the spokesperson for the Pueblo Association of Realtors, has been quite revealing. Listings for new homes for sale dropped by 17.3% from last year’s September. The overall decrease in listings year-to-date stands at 16.9%.
Pending home sales also show a decline, with a 19.5% drop compared to last year. Additionally, there’s been a 6% decrease in sales since September 2022, amounting to a total decrease of 25.1% for the year.
Anderson explained, “The median home price has experienced a 2% drop since September 2022, now at $309,900, a 1.6% reduction for the year. Sellers seem to adjust their prices, evident in the 98.4% average percent-of-list-price received.”
He added that sellers are drawing in buyers by cutting prices from $500 to $25,000 based on initial property values. Homes now stay on the market for an average of 84 days.
New home construction is also witnessing a slump. Pueblo County recorded just 13 new home permits in September. New construction permits saw a staggering 47.8% decrease in the first nine months of 2022 compared to the same period last year.
CF&I Hall of Fame Nominations Now Open
Nominations for the Colorado Fuel and Iron Company Hall of Fame will remain open until November 10 at 3 p.m. Eligible nominees should have worked at the steel mill before its 1993 sale. Contributions in fields like steelwork, mining, and education will be considered. The chosen individuals will be celebrated at a fundraiser on January 27 at the Pueblo Convention Center. Two leaders from Colorado State University-Pueblo, Donna Souder Hodge and Kristyn White Davis, recently headlined a session at the Women in Leadership for Higher Education conference in Cambridge, Massachusetts. The duo discussed the pressing issues of gender equity, diversity, and inclusion in higher education.
CSU Pueblo President Timothy Mottet lauded them, saying, “They are outstanding representatives for CSU Pueblo.” Their commitment to promoting inclusivity is evident in their initiative, “The 36-ers Club”, which fosters relationships and support among women in higher education.
